FREQUENTLY ASKED QUESTIONS
How does the contract work? It gives Land Ventures the right to purchase your land at an agreed price, subject to planning. You keep full ownership throughout. If planning isn't granted, the agreement ends and you owe nothing. No hidden clauses, no nasty surprises buried on page thirty-seven.
What does it cost me? Nothing. We cover all costs — planning, consultants, legal. Our fee comes from the eventual sale, not from you. If that sounds too good to be true, it's because most people in this industry don't do it this way.
How long does it take? Typically 18 months to 3 years from agreement to sale. We'll give you a realistic timeline upfront — not the optimistic one designed to get you to sign.
Will I lose ownership? No. You retain full ownership until sale. An option agreement gives us the right to purchase — it doesn't transfer ownership. Your land stays your land until the day you decide otherwise.
What if planning is refused? The agreement ends. You owe nothing. Your land stays yours. We carry the risk. That's rather the point.
Do I need a solicitor? We strongly encourage it. A good solicitor will review the terms and make sure you're comfortable. We'll never pressure you to skip this step — frankly, you should be suspicious of anyone who does.
